After owning rental properties and hiring (and firing) four different third-party managers, we saw the same pattern. Leasing dragged on. Screening was inconsistent. We were overpromised and underdelivered on results. There was constant pressure to accept below-market rents just to get a deal done. Communication was minimal, with simple questions over text often taking 2 to 3 business days to get a response. Problems were often handled late, if at all. This led to extra stress and we took matters into our own hands.
So we built a system around what actually matters.
